Before you send your enquiry

  • The property address and how many bedrooms it has, so we can price it properly
  • Whether the property is currently tenanted, empty or mid-refurbishment
  • What you want from us: full management, tenant find only, or rent collection
  • Any deadlines you are working to, such as a tenancy ending or a completion date

We read every enquiry ourselves and usually reply within one working day.

What landlords ask us before they sign

Can I move my existing tenancy across if I switch managing agents?

Yes, in most cases. We ask for the tenancy agreement, deposit paperwork and any safety certificates, then serve notice on your current agent and take over the file. If the tenancy is mid-term, it simply continues under us.

What do your management fees actually cover?

Our full management fee covers tenant sourcing and referencing, rent collection, inspections, maintenance coordination and compliance tracking. There is no separate charge for routine admin. Anything outside the standard scope is quoted and agreed with you first.

How do you handle repairs and who decides what gets done?

We use a vetted contractor list and approve routine repairs up to an agreed spending limit on your behalf. Anything above that limit comes to you for a decision. For emergencies, we act first to protect the property and tell you the same day.

How and when is rent paid to me?

Rent is collected from the tenant and paid into your nominated account, usually within a few working days of clearance. We send a statement each time so you can see what came in and what was deducted.

Do you look after compliance paperwork like gas and electrical certificates?

We track every certificate that applies to your property, remind you when renewals are due and hold copies on file. We can arrange the inspections through our contractors if you would rather not organise them yourself.

How quickly can you take on a property and find a tenant?

Onboarding normally takes a few days once we have the paperwork. Marketing starts straight after, and how fast a tenant is found depends on the property, the location and the asking rent. We give you honest feedback on pricing as viewings come in.
